  • Income: Lenders verify your gross annual or monthly income to ensure you can handle payments. Higher income = higher potential loan amount.
  • Debt-to-income ratio (DTI): This is your total monthly debt payments divided by your gross monthly income. Most lenders prefer a DTI below 40%, and some cap it at 36%.
  • Employment history: Stable employment (2+ years at the same job or in the same field) strengthens your application.
